We've bought a house! Much quicker than we expected we found a property meeting almost all our wishes. It's in a quiet town with plenty of shops yet close to the tourist area. We swapped the terraces we wanted for a nice backyard large enough to fit our loungeset and garden table. All and all there is plenty of space, everything is on one level and there are multiple bedrooms. Plus it has some typical Maltese style elements.
How quick it all went. After a third viewing we made an offer only to learn that somebody else made a higher bid. So we countered and they gave up, lucky us.
The very same evening we saw the notary to draw up the preliminary deed and signed. Quite different from the Dutch procedure is that the place isn't yours until the vendor and buyer both signed and meanwhile the bidding is still open. So it may happen that somebody outbids you at the last moment.
In Malta notaries are used to being available at short notice and outside business hours.
The house will be transferred 'as seen' including a kitchen and appliances. Because these are not per se our taste we are thinking of remodeling the kitchen as well as the two bathrooms and make some other small adjustments. Unfortunately we will have to wait for the transfer to start.
Before then the notary needs to check whether the vendor is entitled to sell the place and all the permits are in order. Equivalent to the Dutch 'Kadastrale recherche' but in Malta this may take a maximum of three months.
Because the vendor happens to be the architect that designed and built the place, he was able to give the notary a good headstart so we are hoping she will not need more than a month. Overall a very informal meeting, after which the vendor was friendly enough to offer us a lift home. On the way there we talked about the Brexit and of course the beautiful island we live on.
So we hope to be able to start planning, designing ordering and building in a couple of weeks. On top of that we need to ship our furniture here from Holland which can take some five weeks. It's a good thing the movers made a packing list; sometimes we don't exactly remember what we stored and what we've thrown out.
There is a lot of work ahead. We are excited of course, especially to get our own stuff over here. Enjoying that may have to wait, because when we're finished here we have to find a place in Holland as well.
We hebben een huis gekocht! Sneller dan gedacht hebben we er een gevonden die bijna aan alle vooraf opgestelde eisen voldoet. In een rustige plaats met volop winkels, dicht bij de drukke toeristenplaatsen. De balkons hebben we ingewisseld voor een leuke backyard, waar onze loungeset en tuintafel mooi in zullen staan. Verder is er ruimte genoeg, alles gelijkvloers en meerdere slaapkamers. Wat ook leuk is zijn wat authentieke Maltese bouwkenmerken.
Hoe snel kan het gaan. Nadat we bij de 3e keer kijken besloten een bod te doen hoorden we de volgende dag dat er kapers op de kust waren, die ook boden. Gelukkig voor ons haakten ze daarna af.
Dezelfde avond konden we al bij de notaris terecht om het voorlopig koopcontract op te stellen samen met de verkoper en te ondertekenen. Dat is een andere procedure dan in Nederland en best spannend. Het huis is pas van jou zodra je ondertekend hebt, tot die tijd kan iemand die ineens een veel hoger bod doet bijvoorbeeld er alsnog mee van door gaan. Het is gebruikelijk in Malta dat de notaris vrijwel direct en zo nodig buiten kantoortijden beschikbaar is.
Het huis wordt opgeleverd met een keuken met ingebouwde apparatuur , maar omdat dat niet geheel naar ons zin is, gaan we een andere keuken plaatsen en de 2 badkamers vernieuwen. Naast nog wat andere aanpassingen doen. Helaas kunnen we pas aan de slag als we de sleutel hebben.
Het wachten is op de notaris die nu gaat onderzoeken of de verkoper wel gerechtigd is om te verkopen. Er bestaat niet zoiets als een centraal kadaster. Daar staat ongeveer 3 maanden voor.
Gelukkig kon de verkoper precies uitleggen hoe en wanneer het huis gebouwd was en had hij ook de bouwtekeningen. Hij had het namelijk zelf ontworpen en gebouwd als architect. Het kostte enige moeite om de notaris dit goed uit te leggen, maar alles kwam tenslotte helder op papier . Het was een tamelijk informele bijeenkomst. De verkoper bracht ons ook nog terug naar huis, ondertussen genoeglijk pratend over de brexit en het mooie Malta.
We hebben goede hoop dat de uiteindelijke overdracht al over een paar weken is en dan kunnen we aan de slag met plannen, kopen en werklieden achter de vodden zitten. Ook moet geregeld worden dat onze opgeslagen spullen vanuit Nederland verscheept worden, waar ongeveer 5 weken voor staat. Het is maar goed dat we daar nog een paklijst van hebben, we weten soms echt niet wat we hebben opgeslagen of hebben weggedaan.
We krijgen het druk. Maar we hebben er zin in, zeker om onze vertrouwde spullen terug te zien.
Het genieten stellen we daarna nog uit, want als we verhuisd zijn dan gaan we naar Nederland om ook daar een huis te kopen en in te richten. No time to relax....
